We Providing Everything You Need

  • Prepare documents for Agent’s approval, distribute for signatures, monitor signatures, and distribute fully executed documents to all parties.

  • ​Request and assist in obtaining needed documents from Title, Lender, and Agent on the other side of the transaction. 

  • Daily reminder emails and texts of major deadlines.

  • ​​Daily compliance audits and submissions. 

  • Follow up on any outstanding items.

  • Work closely with the Title Company to ensure they have everything they need to meet the closing date.

  • Analyze the file for any special items that are needed.

Clean Neighborhood

Prelisting

  • Prepare Listing Agency

  • Prepare Amend/Extend with Broker if needed

  • Prepare disclosure and documents required by your Brokerage.

  • Introduction email to your Seller

  • Send disclosures to Seller and audit for signatures to ensure availability when UC.

  • MLS Entry (additional fee)

  • Create the transaction in your Brokerage compliance portal

Under Contract
Phase 1

  • Send opening emails to all parties. 

  • Ensure that Title and the Lender have the information they need to open the file.

  • ​Order the Title Commitment and HOA Docs from the Title Company for the Listing side

  • Provide Earnest Money delivery instructions 

  • Email Transaction Calendar to Seller/Buyer

  • Provide the Buyer with a list of your Preferred Inspectors

  • Email Disclosures to applicable party for signatures

Under Contract
Phase 2

  • Analyze the file for any special items that are needed.

  • Create the transaction in your Brokerage compliance portal.

  • Coordinate Inspection and Appraisals if needed

  • Respond to Title, Lender, and Broker with needed information

  • Prepare Amend/Extend with Broker if needed

  • Follow Deadlines

  • Send reminder emails and texts of deadlines to applicable party

Under Contract
Phase 3

  • Coordinate closing and final walk through

  • Request Inspection Resolution items

  • Order Home Warranty if needed

  • Draft and submit your commission to your Brokerage for the DA

  • Request the Settlement Statement from the Title Company 3 days before closing

  • Send Settlement Statement to Buyer/Seller after you have approved

Post Closing

  • Change MLS as needed

  • Request Closing documents from Title

  • You will receive all documents in a cloud folder for your files

  • Upload the required closing documents to your Brokerage compliance

  • Close the transaction in CTMe

Compliance

  • We audit the file every 2 days for missing information and documents

  • Upload required documents to your Brokerage every 2 days

  • Submit file for Compliance approval 

  • All documents are kept in a cloud folder. Agents have access to the link.
